American investors deployed £13.6bn into the UK’s commercial property market in 2024, more than double the amount spent in 2023
American investment accounted for a record 33% share of all investment into the UK in 2024, according to a new report from the British Property Federation (BPF) and CoStar.
In 2024, the flow of capital from the US far outpaced inward investment of all other nations combined, with nearly half of deals valued over £100m completed by a US buyer.
The report analysed American investment over the last four years
The first annual report from the BPF and CoStar Group quantifies the scale of investment from overseas since 2021 into a range of property asset classes and found that over the last four years, American investors have bought £49.7bn worth of UK commercial properties, dwarfing acquisitions from elsewhere in the world.
American private equity buyers have been particularly active in the UK market, with four of the five largest transations in 2024 (amounting to £5bn) involving Blackstone, Starwood Capital, KKR and CD&R-backed Motor Fuel Group.
London remains a focal market, but regional investment in commercial property is growing
Private equity was primarily investing in hotels and mixed-use portfolios in 2024, but an uptick in larger transactions in London’s West End towards the end of the year indicates a growing appetite for prime offices.
